Get a good night’s sleep, even leave your spouse to hang out and make you dinner. Furnish your house for cash, and own multiple mansions to show off your incredible opulence gained from raiding every dungeon in a 50-mile radius. Find where every house available for purchase in Skyrim can be found below, how much each costs, and what requirements need to be fulfilled.

Benefits of Home-Owning

  1. Owning a house comes with several benefits. You must be approved by the local Jarl of each major city, then a home can be purchased and decorated by the Steward.
  2. Each house includes non-respawning containers where items can be safely stored.
  3. Sleeping in a bed you own gives a temporary boost to your Health and Magicka.
  4. If married, your spouse will wait for you in your house.
  5. There is no limit to the amount of houses you can own.

Where to Buy Homes

Whiterun:

  • Cost: 5000 Gold
  • Purchase From: Proventus Avenicci, the Jarl’s Steward. Must complete the quest “Bleak Falls Barrow.”

Riften:

  • Cost: 8000 Gold
  • Purchase From: The Steward of Riften.

Markarth:

  • Cost: 8000 Gold
  • Purchase From: The Steward of Markarth.

Windhelm:

  • Cost: 12000 Gold
  • Purchase From: The Steward of Windhelm, after completing quests for the Stormcloak Faction.

Solitude:

  • Cost: 25000 gold
  • Purchase From: The Steward of Solitude, only after completing a quest for the Jarl of Solitude.

@ the people asking how to get the option to furnish your house, you first need to read the book that was given to you regarding the home decorations. After reading that, you are then given the option from the Steward.

For those wanting to know about decorating the homes it may also help to know that (for ps3 atleast) in whiterun the steward only has the option for decorating when he is the main hall of dragonsreach, the place the jarl sits down.

I tried to get it whilst he was at dragonsreach great porch but the option wasn’t there. If he’s in dragonsreach great porch he should head to the main hall around 6pm game time.

Not sure if the same will happen to other stewards as ive not got that far.

GUYS for the house in WINDHELM, you can buy it with only 8000gold (iven tho it says 12000), i just tryed it, if u have more then 8000 gold, trade it with your companion or depose it somewhere (in another house for exemple), and only leave 8000gold on you, go to the guy that sells the house in windhelm, and u will be able to buy the 12000house for only 8000 :D

For house in Whiterun, go anywhere else in Skyrim and fast-travel to Whiterun. Once you enter the gates, follow the path directly in front of you an check the first or second house on the right hand side. If you’ve spent over 30 seconds running, you’ve passed it.

Did all missions in Markath but dialogue option to buy the house off the steward has not appeared even though the Jarl has said I am now entitled to buy and own property there. Very annoying bug.

I had the same issue, here’s the info explained in more detail:

Go to Dragonsreach (in Whiterun) and find Proventus Avenicci, the Jarl’s steward/assistant guy. As someone mentioned earlier, there are some places where talking to him won’t give you the option to buy stuff, and some where there are. On the porch, he won’t give you the dialog option. But, if you let him walk just inside the keep from there, I found I was able to get a dialog option to buy things from him for my house.

I just bought the house in solitude, and it’s worth the 25K. Not only do you get 2 Mannequins downstairs, an alchemy lab, and an enchanter’s table, but you get 2 weapon racks (that hold & display weapons, one displays 3 in your downstairs, the other is in your bedroom on the top floor that displays 2), 2 weapon mount displays to hang any kind of weapon on, and 2 shield mount displays hanging over your enchanting table. Oh, and the alchemy lab is FULL of ingredients, things even I have yet to find in the game still. And your housecarl is a pretty strawberry-blonde-ish with green eyes, though I’m fancying Mjoll the Lioness from Riften until I beat the companions. Anywho – - the house is totally worth it. You also get a few free soul gems, one of them, I believe, was grand, a greater, and a common or two. It’s very big, 4 floors, nice bed, and a chest in front of your bed. I have my 3 daedric staves in my bottom floor weapon rack, dragonbane and grimsever.Some of the ingredients aforementioned are: mammoth cheese bowl, spriggan sap, frost/fire/void salts, swamp fungal pods, creep cluster, frost mirriam, and all of the common ingredients, from salt piles to giant’s toe, ectoplasm, just a huge variety

I ran into that problem as well, or at least I thought I did.
That part of the quest line takes forever, roughly 5 minutes before I heard voices, if I recall correctly. Patience or just do what I did, walked my dog and came back and it was done, did that for my fighter toon!! Hopefully that helps you!

How do you about moving things like in the video when the guy moved the weapon inside the display case?

Also, the ring of Hircine grants you an extra turn to change into a Werewolf but after I change one time, I can’t use it again a second time in the same 24hrs. It says I can only change once a day. So what’s going on?

I also saw a youtube video where someone said they could turn into a werewolf any time they wanted and they showed it on the video. He turned three times, one behind the other.

When seeing this I saw his companion stand right next to him as he changed forms. When I did this next to my companion, he took off screaming like a bit@h. Running off completely scared, while waving his arms in the air and screaming.

MOst be a bugged, I’m thinking.

Look in your map to find your house in the city you purchased it at. Once you open your map, put the small map of the zone. But first you need to walk around the entire city so the entire map opens up.

Once you do this, you’ll be able to find your house.

Hey everyone, a little glitch that makes buying a house much, much cheaper (free actually). Make sure that the person who you need to talk to about buying a house is near a chest or some sort of container (even a sack will do). Talk to them about buying a house, then when accepting to buy, back out of the conversation whilst they are still talking and then store all your money in the container. You’ll get the key to the house for free. All you need to do then is take your money and you can repeat the same steps to have it fully furnished too! Obviously save before you do it in case you don’t do it in time but it’s worked for me everywhere so far! :)

There is a way to get a….”house” for free and that is to complete the college of winterhold storyline and you get the archmages quarters with an arcane enchanter, alchemy lab, all the ingrediants you could possibly desire, and a completely furnished “house”.

Im not sure what’s wrong with most of yours. But I have the Xbox 360 version. So here is what I know. Riften- start by going outside to the fishery
of riften. There is a sick old argonian lady who will talk about losing her job. Talk to her and you will get a quest. Complete that and then go see the jarl of riften. Do her quest about a skooma dealer. Once that is done. You must do random quests for the towns people. It doesn’t matter who, as long as they live in riften. After doing a few of those you can talk to the jarls steward and she will sell the house to you! Note- you can get through the fishery through black briar meadery. Sorry for spelling mistakes but I’m typing this on a I pad and can’t. See what I type

Hey guys I’m trying to buy a house in windhelm and i’ve assisted all 5 citizens in the hold, and the new Jarl gave me the option to buy a house but when i talk Jorleif (the guy her sells it) he tells me that the house is not available due to recent unpleasantness. I’ve completed the Imperial Legion questline and I killed Ulfric, could this have something to do with why the house isn’t available or is their a quest i need to to do to unlock it?

As of yet it seems like you either need to be a Nazi (Stormcloak), or have to go without the house.

@Dave- *SPOILER ALERT* The unpleasantness in Windhelm is a string of murders, the quest for which you start by examining a body in the graveyard district. If you didn’t manage to examine the body before you took over Windhelm with the imperials, the landscape resets for the assault, and the body will not respawn there afterwards. There is no way to get the body back, or to start the quest after the assault, and therefore no way to buy the house in Windhelm. I made the same mistake, and spent countless hours talking to every citizen in Windhelm, and even went so far as to search every corpse in the Hall of the Dead in hopes that the body would be down there, but nothing works. The only way to buy the house will be to load back to before the assault, or start a new game. Definitely a glitch that needs patching.

I cant remember the name, but someone will sell the house, go inspect all the bits left in the house and find the secret door, read the journals, get the wizard arrested, kit out the house, sorted

For 20 or 25k this house should also have all the stuff for smithing. It has alchemy and enchanting labs and smithing should also be included like in a room or a basement.

One question not about houses. Why is it my weapons at times have crazy stats and other times not?

Like my sword was 62 damage then all of a sudden it’s 87 and now it’s up to 112 damage. At times it goes down then back up again.

Anyone know what the deal is on this?

The Jarl from Rifken (sic?) south west, gives me nothing to do. So how do I go about getting a house there?

FYI – for those of you who are having trouble finding your house after purchasing it, you should have received a quest to “Visit your house in “, or something to that effect. Open up your quest log and look for it, and set it active to show the way.

Guys just because you complete bounties for the Jarl of a hold doesn’t make you eligible to buy a house. Try actually talking to the Jarl to see what quests you can help them with. And believe me I know a lot about houses in Skyrim, as I own all the purchasable properties.

Why no videos for the other houses? I have both houses in Markarth, the Solitude house and the one in Whiterun. Personally I think the Whiterun house is the best. The location is perfect and the alchemy lab has a little pouch on the table to store ingredients. I would say the only drawback is that there isn’t an alter of enchanting. If people want lots of weapon racks, plaques and manikins then the Markarth house is better than the solitude home. Personally I think the solitude home is a rip off. Not very impressive to me at all. I don’t really like the city of Markarth which is why I don’t use that house. Also, it’s rather depressing and dark, lol. Whiterun is the most appealing town to me. Also, you have a blacksmith right next door and there are a lot of merchants in Whiterun.

I’ve read a few comments of people having issues with not having the option to buy a house after finishing the Jarl’s quest. I had that issue with Riften, but all you have to do is complete some quests for the people around town to “make yourself known”. I think I did 3 or 4 side quests after the skooma quest and I was able to become Thane and buy property.

Plus when told to speak to degaine about getting kicked out of the temple of dibella my only option is to give him a septum? A friend said he never gopt the option to purchase the house from raerek but from a dark elf that is walking around, I approached him and didnt get any other options and havent seen him since??

I’ve been trying to get a house in Markarth for a bit now. The game (on 360) won’t even give me chat options to buy the house from the Jarl, all he says is “I’m Igmund’s uncle” blah blah. I’ve done all the quests for both of them and am known throughout the city. If anyone knows what to do that’d be great. Thanks

MY Question is… WHY BUY A HOUSE? I took over the Silent MoonCamp and keep all my junk there. I got a horse so Im able to travel fast. My question is what benefit would I have by purchasing a house for 5000??? Ouch thats a lot of cheese!

Is it like Fallout 3 where you can buy alchemy labs, and blacksmith equipment? Cause if thats the case I got one at Silent Moon.

@Buscemi426 Having a house is so you can have display cases, weapon plaques/racks and manikins to display armor. Also, you get a groundskeeper and your wife will live in your home. You get alchemy labs and alters of enchanting as well. It’s more appealing to me to be able to display all the things you keep rather than having them all kept in a container.

Okay guys, for all of you who haven’t chosen a side yet, the Windhelm house is the best. It has the most overall space, with 4 dagger cases, 3 large display cases, countless weapon and shield plaques, and enough bookshelves for around 110 books. On top of that, it has a SECRET ROOM. Yeah, a wardrobe protects the alchemy and enchanting lab, which comes with 2 grand soul gems, 2 BLACK soul gems, 2 greater soul gems, and 4 common soul gems. The ingredients the alchemy lab comes with are also fantastic, with several rare ones. And at a total cost of around 22k for the house and all upgrades, for a house with more space than the solitude house (which costs 36k for everything) is a STEAL.

@Buscemi426 If you keep your stuff there and leave it for a while, it will all be gone, as those containers are not static.

For all of those who are having troubling finding the houses, there will be a quest to go visit it when you buy it, make it active and the compass/map will lead you right to it.
As for the option to buy the house not being there, this could be a bug, such as in Markadth (spelt right? Sorry) there is a bug where the steward does not give you the option to buy the house even when everything is done so that you can buy it. (yes everything, it is a reported bug which also happened to me)

i bought a house in whiterum… i bought it, then the furnishings, then went to visit it… nice decor and all, good living room, kitchen… then i went to my guest room and opened the door. there, laid out on the floor in front of me, plopped a naked dead woman by the name of lidia… i’m convinced the house is possessed, keeps moving on me, and i have no idea what to do with the body. can’t leave with it, tried burning it, so now shes sitting in my fireplace all roasty… it’s very off-putting.

**Spoiler** alert. To get the house in Windhelm without cheating or glitching, complete the imperials questline, if you are in the imperial army, and the new jarl will make you a thane and offer to sell you that house (if you have helped the required people), which will trigger the Blood on the Ice quest if it has not already somehow been done. ***semi-spoiler** (The mage is not the real murderer. Someone you would not expect, and they keep an incriminating journal in a chest, under lock and key which is on their person. I found this out on accident, so my advice is to speak to the mage when told not to do so and confront him) END Spoiler***

My house in Windhelm isn’t filling up. I have purchased all of the furnishings but the only ones that appear are the armory, the master bedroom, the kitchen, and the living room. HELP PLEASE!!!

Ooooo! I bought all the houses except for the one in Solitude (was saving the best for last) from what I’ve read I’m looking forward to my keys!. Riften Honeyside was quite the disappointment if I’m honest. This is probably a daft question but is it possible to sell a house? :P

To ‘TH3 Bat’ …pmsl! I actually killed one of my Husband’s cause his voice was annoying and couldn’t seem to dispose of the body. Did try dragging it but could only get his bottom half underneath the bed, bummer! Good news though, came back to the room afew days later and his body had vanished. Haha I’d advice to just drag her in a room you rarely enter, close the door, don’t return for afew days and Bob’s your Uncle. You won’t get a Bounty or anything so I needn’t worry! :)

this guide isnt really helpful, because the most important information of the benfits of the houses in the different cities is missing:
which upgrades are available for each home!
i.e. in whiterun you cant upgrade your home with an enchantment table, which is possible in some other cities…

NOTE: This could be a spoiler!!
There is another thing, if you become a member of the Dark Brotherhood, and complete the contract where you have to kill the Emperor… Astrid dies by this point, you then become the ‘Listener’ which basically means you run the whole clan. Because the sanctuary is ruined, you then get the choice of re-furnishing the Dawnstar Sanctuary for 20k i think? depending if you want to jazzle every room up. Oh and don’t worry about earning oh so much because you’ll receive 20k after killing the real Emperor. So now when you head back to the Sanctuary you got yo’self a master bedroom and all things galore which is yours for the keeping! :D

another tip… if you buy a torture chamber for Dawnstar Sanctuary, and you have the restoration spell ‘healing hands’ you can level up your restoration skills as well as whatever skill you use (destruction/one handed/ two handed/ and so on) attack the torture victims until their health gets low, then heal them and repeat again and again etc. Easy and safe way to level up quicker! I’d advice to save every time you level up too incase you accidently kill all your victims. Which is what I did haha damnit.

Hey, I only bought the house in whiterun before finishing the main quest, and i think its noteworthy that after that I could buy riften’s and markarth’s without any further quests at all… it seems that completing the main quest already makes you elegible to buy houses anywhere. I’ll try now Solitude and Windhelm, as i didn’t join any faction yet and hopefully it’s doable

Ok, I started the quest in windhelm to buy the house, and didn’t finish it because I,had other badass quests to finish. eventually forgot about it, and then joined the imperials and raided that town like it was clockwork. Now I’m half way through the quest, and after I took the over I bought the house from the new jarl. When I talked to dude beside him to upgrade, I don’t get any dialect options at all. All he says is stuff like “yes?” “Need something?” “I’m retarded, I don’t want you to have a sweet house, so I won’t even talk to you.” If anybody can tell me why this douche won’t talk to me, or how I can upgrade it, I would appreciate it. I own it already, already read the manual, I own every house except that one, and its bothering me.

So for starters YES I read ALL the way through this thread. What I figured out is there is a known glitch for buying the house in Markarth but, has anyone figured out a work around? I completed the first quest, have not been able to get them to offer me another one and no ability to buy a house? This is for MARKARTH not Windhelm or Whiterun (I already own Breezehome (and am about to kill my thieving husband because barrels are coming up empty along with lots of other ‘missing’ items, married Marcurio from Riften and items missing are showing up in his inventory for sale)).
Anywho, again MARKARTH house glitch, any work arounds or just suck it up?

I’ve bought proudspire manor and am kind of unimpressed i would have liked more manniquins especially also another furnished bedroom. In the basement even after i bought everything for the house i still have an unfurnished room behind the alchemy area on the PS3 version. Are there any better homes that anyone knows of?

To get married you have to have the amulet of Mara but u have to talk to a priest in riften at the temple first.

I’ve bought four of the five houses (I’m doing a lot of money with my alchemy and the selling of found items xD), it’s just Windhelm’s left. The two houses I like the most, are Solitude’s and Markarth (I prefer this one).
Now I’m gonna do whatever is needed to buy that house!!!

You guys, to purchase the house in Markarth you need to be at LEAST level 20, after that talk to the jarl and if you already finished forsworn quests for him, he’ll give you a personal quest to find something that belonged to his father. After completing that quest, you can purchase the house.

You folks know that you can get the houses and all the contents for free if there is a container nearby, right? Just wondering as I did not see it in this post anywhere.

Buy the house (Or contents), hit tab and get out of the conversation with the steward, click on the container and put in all your gold BEFORE the steward finishes talking. If you are quick enough, the steward will still be talking when you exit the container. Just go and pick up your gold after he is done with his speech. Do a quick save just before you start talking to the steward tho as it takes some getting used to quick exit and quick click on the container. If the money is taken out message occurs reload and try again.

So far there has been a container nearby for Breezeholme, Honeyside, and Vlindrell Hall. So free homes and all the furnishings.

All Right! I just bought Proudspire Manor and all its upgrades for free! (on PC), I just sold all my extra stuff until I got 25K in gold. Talked to Falk Firebeard and after I said I would buy the house, got out of the conversation and stuffed my gold into a nearby cupboard. It took a couple of tries and I knocked the plate off the table but I did it! As long as you can get the gold out of your inventory BEFORE the GOLD REMOVED and PROUDSPHIRE MANOR KEY DEPOSITED messages appear, you get the key and no gold is taken out. Wait for the speech to end and Retrieve the gold from the cupboard (red for some reason but no one seems to mind) then do a quick save. Its a LOT easier to get the extra furnishings as the guy talks longer. Same trick, talk, buy, get out, open cupboard, remove gold, get out of cupboard, wait until he is done talking, retrieve gold, rinse, repeat.
Have 4 houses now with all the furnishing and all free.

For those having the same problem as tanner I could give you an answer for riften. Markarth im not sure. In riften the easiest way is to do the quest that is located at the riften fishery, ir should be a argonian woman. I think her name is wujeet or something. Do the quest for her then convince her to tell you who her skooma dealer is, report it to the jarl then complete those quests. Jarl will say at the end of the quests before I grant you to be thane you must buy a house! And if it still doesn’t work then become a champion of the people by doing 5 little quests for random people in the town. (Not the thrives guild) lol

If you buy the house in Riften expect your belonging to become someone elses. Why? This is tre because of the “Thieves Guild” in “The Ratway” under Riften.

If you wish to get married, you have to speak to the Priest of Riften in the Bee and Barb. Ask him about marriage.

If you can’t find the house you bought open your Quest tab on your paused menu. Go into your Miscellaneous and select your “Visit your new home”(or something like that) tab. The icon to find it will apear on your map and compass.

Not to be rude, but most of this is in your directions. Just read whats on your quests and pay attention.

to purchase houses in markarth and Riften you must complete the civil war quest and only as far as doing a battle for each major city. You want Markarth house you must complete battle for markarth. You want Riften house you must complete battle for the rift. In which each case you will know because the battle will be just outside or inside (I can’t remember) of each major city
